What is the minimum legal age to sign tenancy agreement in Singapore?
The Civil Law Act (Cap. 43) was amended in 2009 to lower the contractual legal age from 21 to 18 years.
The tenant also must meet the relevant eligibility requirements under URA guidelines (for private home/room rental transactions) and HDB guidelines (for HDB flat/room rental transactions) . This includes having a valid pass to stay, study or work in Singapore. For example, to be eligible to rent HDB flats/room, non-citizen tenants must be legally residing in Singapore on accepted passes with a validity period of at least 6 months.
However, in view of the legal complexity surrounding land ownership, the Civil Law Act (Cap. 43) provides that the ability of an 18-year old to contract would not apply to contracts for the sale, purchase, mortgage, assignment or settlement of any land or a lease of land for more than 3 years. The contractual legal age remains at 21 years.
